Host Agreement

This Host Agreement supplements the Terms & Conditions and applies once you turn on hosting for your Desert Place Rentals account. It covers how listings, payouts, and commission work.
1. Listing your space
- You control your own price, availability, house rules, and cancellation policy on every listing.
- A listing must accurately represent the space — photos, capacity, and amenities should match what a Renter will actually get.
- You're responsible for any permits, licenses, taxes, or insurance your space or jurisdiction requires for the activities you allow.
- A listing stays in draft until you publish it, and can be unpublished at any time.
2. Request-to-book, not instant book
Every booking on Desert Place Rentals starts as a request. You have the response window shown on your listing (24 hours by default) to approve or decline it — a request that goes unanswered past that window expires automatically. You're never required to approve a request.
3. Commission
Desert Place Rentals charges a 15% commission on the booking subtotal (your listed rate plus any cleaning fee you set) for every completed booking. The commission is deducted automatically before payout — you never need to invoice us separately. We may change the commission rate for future bookings with at least 30 days' notice; bookings already confirmed keep the rate that applied when they were made.
4. Payouts
Payouts are processed through Stripe Connect. To receive payouts, you'll complete Stripe's onboarding from your Payouts dashboard page, which verifies your identity and bank details directly with Stripe — we never see or store your full bank account number. Once a booking is marked completed, your payout (booking subtotal minus our commission) is released to your connected Stripe account on Stripe's standard payout schedule.
5. Cancellations and refunds
If you decline or cancel an approved booking, the Renter is refunded in full regardless of your listing's cancellation policy — that policy governs Renter-initiated cancellations only, as described in the Cancellation Policy. Repeatedly canceling confirmed bookings may result in your listing being suspended.
6. Taxes
You're responsible for determining and remitting any taxes owed on your hosting income, including applicable Nevada transient lodging or sales taxes if they apply to your space and use case. Desert Place Rentals doesn't provide tax advice; consult a tax professional for your specific situation.
7. Suspension and termination
We may suspend or remove a listing, or your hosting privileges, for violations of this Agreement, the Terms & Conditions, or the Community Guidelines — including inaccurate listings, repeated cancellations, or unsafe conditions. You can stop hosting at any time by unpublishing your listings.
